I'm pretty CPS would have to step in if a teenager was in that flip bed at PO. I love PO, but really, anything other than a kid, is too big or not practical.

I have values but in your situation, that seems like the best bet. Banish the boys to one room.

I agree with the majority here that the two value rooms would be your best option. However, I still believe that the Murphy beds at Riverside are fine for average sized teens. My boys would both fit comfortably on the beds. At 5.5 and weighing 120 (130 for my older teen) they both fit perfectly fine on the murphy bed at the poly just a few months ago.
