Do all of the rooms identified as Water View at the Boardwalk overlook the actual boardwalk? Or, are some of them not on the boardwalk?

I am not at all positive but I do know that water view can overlook a pool. So long as there is some water in view it is technically a water view room. That means that your room could overlook the main pool or a quiet pool not just the lagoon. Good luck!!!

Also the waterway to MGM which is not technically the boardwalk.

We stay at the BW every year. Once, we paid for and got a true BW view. While it was fun, it's a bit noisy. We always ask for the standard view now. And we still love the BW.

I had this view when I was there last week and it was considered garden view.

If you are booking a room at the Inn side of the resort, then yes, the waterview rooms are of the BW. Now, if you are booking a room on the Villa side it may be a view of the pool.
