Staying off property/Marathon

My DH has been looking at renting a vacation home/condo & renting a car when we go in Jan for the marathon.
Has anyone stayed off property and gone to the marathon? How bad was the traffic getting to the parking lot? Do they give you instructions on where to park,etc when you pick up your marathon packet?
Any places in the Kissimmee area that are a "do not miss" as we will be there for the whole week.
Any suggestions or tips would be great!

I don't know about the traffic pre-marathon - hopefully, someone else can join in on that. I do know that the traffic can back up considerably during the marathon.
