Fremont Park Plan Hits Choppy Waters
Work estimates $3 million higher than expected; City Council to vote on next step

By Chris De Benedetti | STAFF WRITER
The Argus
March 19, 2007

FREMONT — The city's long-planned water park has hit another obstacle that may send its budget spiraling upward yet again.

Construction bid estimates submitted last week for the project are about $3 million higher than the city's figure, Deputy City Manager Christine Daniel said.

City engineers estimated that Fremont's Water Play Facility construction costs would be about $8.84 million. But the two submitted bids were well above that figure, offering separate estimates of $11.75 million and $11.975 million, Daniel said.
BRCO Constructors Inc., based in Loomis, had the lower bid, while Novato-based West Bay Builders Inc. submitted the higher bid.

The news has sent city officials back to the drawing board to study what caused the gap. To that end, they will work with Anchor Engineering Inc., a construction management firm hired by Fremont for $600,500.

The Oakland company would manage the water park project before and during its construction, and also is assisting the city with the bid review process.

"We can pick the low bid, or we can reject all bids," Daniel said.

Fremont officials plan to have an answer by March 27, when the item is likely to go before the City Council, Daniel said.
Now budgeted at $14.6 million, the water park looks likely to get more expensive — again.

In December, a serious budget gap was filled when council members reallocated $3.8 million of park funds to prevent spiraling costs from sinking the project. Its budget had grown well above the $10.8 million figure that the city originally set aside for it.

The project has been in the works since 1999. Plans call for it to be built on the former site of the Puerto Penasco Swim Lagoon, on the southern edge of Central Park.

Fremont officials plan to break ground there next month and open the park by Memorial Day 2008.

Once built, the water park is expected to be open from Memorial Day to Labor Day — or, slightly more than three months each year.

Lake Compounce, Nation's Oldest Amusement Park, Zooms Into the Future With a 1956 Mini Corvette Ride
Zoomers Gas 'n Go, Rainbow Riders, Cabana Boat Are New Additions for 161st Consecutive Season

Lake Compounce Press Release
March 20, 2007

BRISTOL and SOUTHINGTON, Conn.,(PRIME NEWSWIRE) -- Lake Compounce Family Theme Park, America's oldest amusement park and Connecticut's largest water park, zooms into its 161st consecutive season on Saturday, May 12, 2007 with Zoomers Gas 'n Go, a mini Corvette ride guaranteed to generate memories of when gas was low and ponytails and pompadours were high, according to General Manager Jerry Brick, who begins his third season as GM.

The park opens on weekends, beginning May 12, and will be open seven days a week starting June 18. The last operating day of the summer season will be September 9. Haunted Graveyard begins September 28.

``In 2006, Lake Compounce saw one of its best years,'' Brick said. ``We continue to attract families, from Connecticut, New York's five boroughs, upstate New York, Rhode Island and Massachusetts. And this year, we're spending nearly $4 million on additions like Zoomers Gas 'n Go and a Kiddieland ride called Rainbow Riders. Our Caterpillar Train is also getting an exciting new look.

Brick added that a new Cabana Boat will move guests across the lake to access catering pavilions, the Compounce Sky Ride and Thunder Rapids Raft Ride. Returning for entertainment will be Cirque En Vol, urban acrobats, dancing flying and twisting through the air, and RWS and Associates from NYC with unique new acts.

``Boulder Dash, our nationally recognized wooden roller coaster, which opened in 2000 and is the only coaster of its kind to be built into the side of a mountain, is being re-tracked to provide a smoother and even more thrilling ride, ''Brick said. ``And our other wooden coaster, Wildcat, will have new magnetic brakes and a fresh coat of paint. The magnetic brakes will enable us to run a second car, allowing more riders and shortening the lines.''

In 2006, Lake Compounce introduced 'Thunder N Lightning,' a ``screaming swing,'' with two giant swing arms, holding 32 passengers and catapulting riders to heights of almost 100 feet at 60 miles per hour, with four G's of force.

Marvel in Pact for $1B Dubai Theme Park

By: David Jones
Crain's New York Business
March 20, 2007

Marvel Entertainment Inc. said Tuesday that it has teamed up Al Ahli Group to develop a $1 billion theme park in Dubai based on Marvel superheroes, including Spider-Man, The Incredible Hulk and The Fantastic Four.

Manhattan-based Marvel said the park, which is scheduled to open in 2011, will be the first global destination theme park in the Middle East. Dubai is one of the most popular tourist destinations in that region, drawing visitors from Europe, Asia and the Americas, who visit the city-state's luxury resort hotels and high-end retail stores.

The agreement marks the first major deal completed by Marvel Studios' new Chairman David Maisel, who was named to the post earlier this month amid a shakeup of the company's feature film business. Michael Helfant, who had been president and chief operating officer of Marvel Studios, was ousted.

Marvel is making a big push to become a stand-along film studio after years of collaborating with established studios like 20th Century Fox.

Marvel's first independently produced feature films -- "Iron Man" and "The Incredible Hulk" - are scheduled for release in the summer of 2008.

Marvel has been in talks with the Al Ahli Group for more than two years on the theme park and the companies said they are holding discussions about additional projects in the Middle East. The 39-year old firm has been a driving force in building infrastructure projects in the Middle East. Among its major projects, Al Ahli Group is leading the development of a $1 billion shopping mall, called Dubai Outlet City.

Amusement Park Plans Kids' Area

By NATALIA E. ARBULÚ
The Republic
March 21, 2007

AGAWAM - The Planning Board has approved site plans for a new children's area at Six Flags New England and a retail and office building on Suffield Street.

Board members voted 3 to 0 on both site plans during a meeting last week. Board chairman Dennis B. Hopkins and Travis P. Ward did not attend the meeting.

Six Flags New England will create Thomas Town on an existing parking lot, said Deborah S. Dachos, the city's director of planning and community development.

The attraction will open in June.
City resident Gary E. Suffriti will construct a 2,040-square-foot building at 305 Suffield St., Dachos said.

Suffriti was given permission to tear down an old garage at the property that was listed in the city's historic inventory.

As a result, the Historical Commission must approve the design of the new building's facade, Dachos said.

The site plan approval is based on the condition that lighting from the building be shielded so it does not shine on adjacent residential property.

The Planning Board will also review the elevation of a proposed sign at the site. Drainage issues must also be addressed.
The property is owned by Suffriti's father, Everett D. Suffriti.

Gary Suffriti said he is working to secure a tenant for the building.

Thomas Town will be based on the children's television show "Thomas & Friends."
The area will be created adjacent to the park's main entrance and will feature various rides, including a train ride.

The board's approval is conditional pending the Fire Department's input on the plan, information on sound from the train ride's whistle, and a revised plan indicating where handicapped parking is and what vegetation will be placed along Main Street, Dachos said.

Park spokeswoman Melissa Pinkerton said the board's conditions are not a problem.
"We always work hand in hand with the board so it is part of the process we go through," Pinkerton said.

The parking lot was designated for full-time employees and handicapped guests.

The lot will now be pushed away from the park's front gate to the other side of Thomas Town, Pinkerton said.

Sheraton Ferncroft Resort in Danvers, Mass. is constructing a $30 million water park.
CoCo Key Water Resort will be a 65,000-square-foot indoor water resort, scheduled to open in May.

Sage Hospitality Resources LLP of Denver, Colo., which owns and manages the 367-room hotel, is funding and constructing the company's branded water park in conjunction with Wave Development and Horizon Construction, both headquartered in Wisconsin.

The resort will include four tube slides, an interactive climbing structure, a 300-gallon water dump, lazy river, two restaurants and five function rooms for parties. The hotel is employing 150 additional full- and part-time employees to work at the CoCo Key Water Resort, a branded water park of Sage Hospitality Resources.

"We look at this as another attraction on the North Shore that people can get to," said Edward Carey, director of sales and marketing for the Sheraton Ferncroft.
Carey said there is an estimated five-year return-on-investment to recoup the cost of the park.

Guest room packages that include the water resort run from $159 to $259 for a family of four for one overnight stay, depending on demand and season.

CoCo Key will be the only indoor water resort in New England, according to the hotel.

Amusement Parks Proposed For Williams, Yuma

Associated Press
March 22, 2007

PHOENIX -- Plans are on the table for the development of new amusement parks in two Arizona cities.

The Williams city council will hear an update Thursday about a proposed park.

The Arizona Daily Sun reports the council will meet in executive session. They'll discuss the purchase, sale or lease of real property associated with Grand Canyon Northland Amusements and Entertainment.

Backers of the venture have been trying to raise $500 million by the end of 2008 from investors in order to create a special improvement district, under a law passed in 2005.

The improvement district will be able to levy a 9 percent sales tax on all activity within its boundaries. Proceeds of the tax would be used by a joint district board to make bond payments.

If it's built, the park would feature a combination of attractions featuring Route 66 themes, a Fab '50s town, a Western town, a Navajo Learning Center and Asian Gardens.

In the western part of the state, developers are hoping a proposed water park in Yuma makes a big splash.

The park would cost an estimated $30 million and would also include a resort. It would go in next to a proposed sports arena.

Focus Hospitality Services builds and operates Splash Universe water parks, and wants to construct one north of Yuma Palms Regional Center.

A vice president of development for Focus Hospitality presented the concept this week to the Yuma City Council.

The timeframe is 12 months to construct.

The water park would sit on a six-acre site and have both indoor and outdoor sections with a total of four slides, wave pools, kids pools, a lazy river and other features. The park would be connected to a four-story hotel with 150 to 200 rooms.

Puerto Rico's Luxury Rio Mar Resort Joins The Wyndham System

Wyndham Worldwide Press Release
March 23, 2007

PARSIPPANY, N.J. | Wyndham Worldwide Corporation (NYSE: WYN) today announced joint transactions whereby it will invest in and manage the 600-room luxury Rio Mar Beach Golf Resort & Spa in Rio Grande, Puerto Rico, under the Wyndham® brand and develop an adjacent 26-acre tract as a Wyndham Vacation Ownership timeshare resort.

Wyndham Hotel Management Inc. will operate the resort – currently a Westin® – under a 20-year agreement. The hotel will remain a Westin until May 10 when it will be reflagged as the Wyndham Rio Mar – A Wyndham Grand Resort. Wyndham Vacation Ownership expects to develop and market luxury timeshare units on the adjacent tract over the next several years.

Wyndham Worldwide is purchasing a partial ownership interest in the resort, owned by Rio Mar Associates L.P. S.E., which is led by affiliates of Tishman Realty Corporation, one of the world's premier developers and asset managers of first-class hotel and resort properties. Tishman Realty affiliates originally developed and built the resort, which opened in 1996, and continue to co-own it.

The Wyndham Rio Mar is situated on 500 acres along a mile-long section of tropical beach adjacent to the Caribbean National Rain Forest of El Yunque and the Mameyes River. It features 48,000 square feet of function space; a 7,000-square-foot casino; two world-class, 18-hole golf courses; 7,000-square-foot spa and fitness center; 11 restaurants, lounges and entertainment venues; tennis center; water sports center; and two beach-front pools.

As a result of these transactions, Rio Mar Associates plans a multimillion-dollar redevelopment including a complete overhaul of the casino and an upgrade of the golf courses, hotel lobby and guest rooms. Each room will be equipped with signature brand elements designed by the acclaimed architecture firm Michael Graves & Associates.

The work will bolster capital improvements completed during the last two years including construction of the Mandara Spa and fitness center, guest room renovations, enhancement of the pool deck, improved access to the property's semiprivate beach and the addition of private cabanas. The property improvements and timeshare development are expected to expand employment on a long-term basis.

"We are proud to welcome the Wyndham Rio Mar to our collection of high-quality Wyndham properties," said Steven A. Rudnitsky, Wyndham Hotel Group president and chief executive officer, adding that the Wyndham Rio Mar represents the largest single addition to the brand since 2005.
Wyndham Worldwide will work closely with the government of Puerto Rico and the commonwealth's tourism officials to develop Rio Mar into a world-class destination that will "attract thousands of travelers to Rio Grande every year, introducing them to the island's true spirit of hospitality while sustaining high-quality, fulfilling jobs for several hundred area residents," Rudnitsky said.

Franz Hanning, Wyndham Vacation Ownership president and chief executive officer, said the development of timeshare facilities at Rio Mar during the next few years will create an "exciting, new destination for Wyndham timeshare owners in the highly popular Caribbean market.
"We are committed to expanding the Wyndham Vacation Ownership system of timeshare resorts throughout the world to provide our owners with the broadest choice of high-quality vacation opportunities in the most desirable and exciting locations, including this beautiful resort in Puerto Rico."

Rudnitsky added that the joint transactions demonstrate Wyndham Worldwide's ability to apply the combined resources of Wyndham Hotel Group and Wyndham Hotel Management with Wyndham Vacation Ownership to develop mixed-use projects "that more fully leverage the value of existing properties."

United Arab Emirate-based Al Ahli Group and Marvel Entertainment, Inc. (NYSE: MVL) announced today a partnership that will bring Marvel's full library of Super Heroes -- including Spider-Man, Iron Man, The X-Men, Incredible Hulk, The Fantastic Four and Silver Surfer -- to Dubai for a major new theme park destination being developed by AAG. The development is in line with the vision set by HH Shk. The Al Ahli Group, under the leadership of Chairman Nasser Ali Khammas and driven by the idea and dedication of CEO Mohamed Khammas, is poised to bring the region's first and only global theme park destination directly to the heart of the Emirates. AAG has been in discussions for more than two years with the owners of the world's top intellectual properties in the entertainment arena and is extremely proud of its new long-term partnership with the world renowned Marvel brand. The Project will open in 2011 with a direct investment of over $1 billion USD. The creative team, which consists of some of the most spectacular creative minds from around the globe, will be based in Hollywood, Orlando and Dubai throughout the four year development process. Mohamed Khammas, CEO of Al Ahli Group commented "Al Ali Group's partnership with Marvel Entertainment serves a long pursued quest of creating the ultimate entertainment destination for families and children of the region and the world, a destination where they can live their childhood fantasies and create new memories for the entire family to cherish and remember. Family destinations have not evolved in Pan Arabia and thus it's time that we cater to that demand and make the investment required for global tourism.

"Marvel is a brand that is recognized globally via its ever expanding list of 'Super Hero' characters. Now, it won't be much longer until the children in Pan Arabia and the world can experience new and exciting rides with Marvel's Spider-Man, the Incredible Hulk, the Fantastic Four and many other Super Heroes right here in the UAE.

"This partnership is a result of the appreciation and loyalty that Marvel has internationally, and was realized through the dedication and management of the Marvel team led by my friend David Maisel. Without his personal efforts and dedication, it would have been a long time before the world would be able to experience the Marvel Super Heroes in what we aim to be the best entertainment destination in the world. In 2011, Spider-Man and the rest of the Marvel Super Heroes will set their first steps in Dubai."

Full Exploration of Park Purchase On

By Serdar Tumgoren | Senior Staff Writer
Gilroy Dispatch
March 23, 2007

Gilroy - A proposed $12.4 million city purchase of Gilroy Gardens Family Theme Park is not a "bailout" but a potential windfall for the city, according to city and park officials.

At a press conference Thursday morning, representatives from City Hall and the park's volunteer board of directors presented details about Gilroy Gardens' financial condition, along with a summary of the risks and rewards posed by city ownership of the park's 536 acres off Hecker Pass Highway. City council agreed Wednesday night to move forward on a potential acquisition of the site, just two months after park officials approached City Hall with an offer to sell.

"We didn't come to the city because we're going to close if they don't help us out," said Joel Goldsmith, vice president of the park's board. "The optimism of the people at the park is the highest it's ever been."
The park, which changed its name last month from Bonfante Gardens Family Theme Park, is preparing to open for a seventh season next week and has enough money to pay creditors through most of next year. The biggest looming concern for park officials is a November 2008 deadline to boost reserve funds from $438,000 to $1.3 million. If they fail to meet the mark, they could find themselves at the mercy of creditors.

That leaves a nearly two-year window for City Hall to explore the legal and financial issues surrounding the land sale. Topping the list of concerns is whether Gilroy Gardens, now incorporated as a nonprofit, is even permitted to transfer ownership of the land. The property currently serves as collateral for bondholders, and it remains unclear under what terms the agency could sign over the deeds.

City Administrator Jay Baksa does not believe it will be an issue, but officials are giving city attorneys and bond advisors three months to read the fine print of the park's bond statements. On a parallel track, City Hall will explore options to finance the purchase of the park.

"If everything works out … the city of Gilroy, for pennies on the dollar, will get an incredible amount of assets," Baksa said. "From a business standpoint, this is a hell of a deal. Having said that, there are an enormous amount of questions that have to be answered. We have to do our due diligence."

Risks …

In the meantime, Baksa said officials are trying to answer a simple question: "What's in it for the city?"

Ownership of Gilroy Gardens carries a number of financial risk for the city, Baksa explained Thursday. Since 2003, for instance, the park's revenues have covered operating expenses, but only once in that time has the park earned enough to avoid dipping into reserves to make $1.3 million in annual debt payments. If park revenues remain flat or slump, the city could find itself spending hundreds of thousands of dollars annually to support operations and debt payments, Baksa pointed out.

Other risks include:
* park reserves - the city could wind up replenishing the park's reserve funds in 2008 if they remain below required levels.
* New equipment - the city may have to finance new equipment or facilities, since the park does not tuck money away in "depreciation accounts" to replace aging assets

… And Rewards

While risks hinge to a great extent on the park's success in a given year, the rewards are easier to quantify.
"When we analyzed this three and a half years ago," Baksa said, "we were saying a community park would be between 20 and 40 acres and it would cost at least $30 million. Compare that to 536 acres at $12.4 million, ready built. Even if we had to put in $5 to $10 million more over time, you're getting 20 times the property at almost half price."

In addition to hundreds of acres of wooded foothills, the purchase would open up an amphitheater, pool and other facilities to the public. It would also complete a nature trail that stretches along Uvas Creek from Hecker Pass to the new sports complex off Luchessa Avenue, in south Gilroy.

The combined sale price for the land and its facilities averages to less than $24,000 per acre. The figure stands in stark contrast to the $469,000 per acre the school district spent for 42.6 acres on Day Road, where it plans to build a high school.

"Personally I see this as an opportunity for investment in the future," school board trustee Jaime Rosso said at the press conference. "The savings to the public could be substantial. I would find it incredible if we passed up such an opportunity."

Priorities, Payment Options

Seizing one opportunity, however, could mean passing up others. The purchase will require some creative financing by the city, and any budgetary solution could involve delaying construction of the city's arts center or library, dipping into city reserve funds, borrowing against monies generated by new housing projects, or some combination of those options.

The final plan will hinge on factors outside the city or park's control, such as how many of the park's creditors choose to sell their bonds before 2010. On that date, Gilroy Gardens has a contractual right to buy all of their bonds back at face value. City officials plan to negotiate the price and terms of a potential early buyback, which in turn will determine how much cash the city needs up front and how much it will need long term. Nothing bars Gilroy Gardens - or the city if it acquires the park - from leaving bonds in the hands of investors until their maturity date in 2025.

Mayor Al Pinheiro stressed Thursday that it is "too premature" to detail how the city would use the park, or whether it would continue to operate the rides and attractions located on 160 acres of the land. The public will have a chance to weigh in on the park's fate in coming months, he said, after officials have finished exploring the financial and legal issues surrounding the deal.

But Pinheiro was able to state one thing with certainty: "I'm not looking to put any housing units out there."

Since the park's financial troubles arose five years ago, fear has abounded that it would get carved up for development by creditors. That possibility would vanish with city control of the land, Councilman Dion Bracco said.

"The potential I see in that park doesn't include selling any property," he said after the press conference. "It's to preserve that park for the citizens of Gilroy … I don't believe any of the council wants to sell it."

Park Has New Look, New Voice, New Name This Year
'Kingdom' opens today in Vallejo

By RICH FREEDMAN | staff writer
Times-Herald
March 24, 2007

Though Lee Munro gets homesick, adjusting from the United Kingdom to Discovery Kingdom hasn't been all that bad. Especially this season, when the Oxford native's voice and face will be omnipresent in promoting the latest evolution of the Six Flags theme park.

"My niece keeps calling the park because when you call the park phones, you hear my voice," said Munro, a 13-year trainer at the Vallejo facility.

Munro joined Batman and Robin, Bugs Bunny and Daffy Duck, and a handful of real animals Friday in hyping today's 10:30 a.m. public unveiling of the Kingdom Stage, Explorer Outpost, and a plethora of brightly colored plaster animals scattered around the 135-acre park.

A day before the real deal, one wondered if there would be a new forklift ride for kids as work crews worked feverishly painting, building and creating what officials hope is a newly branded family atmosphere.

"There's a huge emphasis on making it an adventure park for everyone no matter what age you are," said Munro, addressing a handful of media types at Dolphin Harbor, where two of the mammals did a dog-and-pony show of back flips, somersaults, dance routines and karaoke.

Except for Thomas Town, scheduled for a May debut, and the June appearance of the Amazing Acrobas of Africa, all rides and shows should be operating today, said Nancy Chan, Discovery Kingdom spokeswoman.

Past customers will immediately notice the main entrance's clock tower is gone, replaced by a stage that will feature various animals, including Jake the Camel, Finn the Penguin and Ruby the Macaw.

"People will have their first experience with animals right off the bat," Chan said.

Speaking of bat, Batman and his leotard-wearing colleague will be daily fixtures in the new Justice League area that includes Flash, Green Lantern and Wonder Woman while Bugs and his pals are featured in the "Looney Tunes Talent Hunt."

The colorful characters will be in a daily parade through the park 30 minutes before closing daily, while an animal parade with Munro as Grand Marshall occurs daily at 2 p.m.

"It's something I've always wanted to do," said Munro, who moved to the states in 1982 and landed at the park as a diver in 1994. He has spent time cleaning dolphin pools, he became a handler and is working with orangutans, chimps, baboons and tigers.

Munro will spend much of his time at the Explorer Outpost, formerly the Bluewater Bay Cafe. He'll also be seen at various shows around the park and, as mentioned, in the parade.

"It's a heavy schedule," Munro said, adding that one of his greatest pleasures is bonding with one of the park's animals, particularly the big cats.

"There are tigers I know. Sometimes they're OK, sometimes you just don't go mess with them," Munro said. "Everybody has days. As a trainer that's why you're highly trained. Don't push your limit."

So far, so good, Munro grinned.
"That's why I'm still standing," he said.
As for hearing his voice everywhere in the park, Munro said he'll bear the burden.
"I'm getting used to it," he said.

Developers Requesting Bids for Hotel, Indoor Water Park

By TIFFANY WRIGHT | Staff Writer
The Daily American
March 23, 2007

Developers are seeking bids for a new hotel with an attached indoor water park in Somerset Township.

Highlands Real Estate Development of Greensburg will construct a 98-room Comfort Inn and Suites, which will include year-round water features.

The hotel will be behind the Quality Inn near the Somerset turnpike interchange.

“There will be a separate indoor water park,” said Pamela Wolff, president of Highlands Real Estate Development. “The park is called Kahuna Splashdown.”

Wolff said the hotel will also have a large conference center.

The company plans to receive bids by the beginning of April, she said.

“We're hoping to break ground this spring,” she said. “We are in the process of planning a big groundbreaking with information coming out to the media.”

Ron Aldom, Somerset County Chamber of Commerce executive director, said the hotel will be another amenity in the county.

“It's going to give people another reason to stay here,” he said. “If someone is taking a trip across the state, it's reason to stay here rather than other places. I'm really happy to see something like this coming here.”

Wolff said the water park will be open to the public, including Somerset residents.

“These indoor water parks are stand-alone water parks,” she said. “They are destinations in and of themselves. They bring more people to the area.”

Aldom said he thinks the attraction will be appreciated by residents.

“It gives them another thing to do,” he said. “It fills a lot of roles.”

Since the hotel will be located in Somerset Township, the supervisors had to approve the planning module, township secretary and treasurer Jack Biancotti said.

“We had to cooperate with the borough,” he said. “The water will come from Somerset Borough and the wastewater will be discharged into their system.”

Somerset Borough Manager Benedict G. Vinzani Jr. said the township will purchase water and sewer services from the borough.

The supervisors will be billed by the borough and then pass the bill to the hotel owners, Biancotti said.

Fun and Games in South Pier Future?
Indoor amusement park, skating rink among the plans

By Troy Laack | staff
Sheboygan Press
March 25, 2007

Developers and city officials are hoping to spark more enthusiasm in the South Pier District with plans that include an indoor amusement park, outdoor Ferris wheel and an ice-skating rink.

"We would like to build an indoor amusement area to compliment both Blue Harbor (Resort & Conference Center) and Triple Play (Fun Zone & Sports Academy) without competing with them," said Jeff Bartzen of Harborside Development, which plans to build the amusement park. "Our target audience would be (ages) 2 through 10."

Mayor is pleased

Mayor Juan Perez says he's pleased with the way the former C. Reiss Coal Co. peninsula is shaping up with new developments.

"It's progressing along a lot better than it did last year or at least two years ago," Perez said. "Any talk about bringing in more people to the South Pier (District) and creating excitement and activity there is by all means a huge plus."

Anchored by Blue Harbor

The 41-acre South Pier District is anchored by the $54 million, four-story, 187,000-square-foot Blue Harbor Resort & Conference Center, which has 182 hotel rooms. Blue Harbor also includes a 40,000-square-foot indoor water park, a 15,000-square-foot conference center that can seat more than 1,500 people in its grand ballroom and 64 condominiums.

The district also includes the $3.2 million Triple Play Fun Zone, which includes laser tag, rock climbing, miniature golf, batting cages, indoor baseball infield and golf driving range. Other facilities along the Riverwalk Promenade include a mix of condominiums, restaurants and retail shops.

The South Pier District has 14 open lots that cover 8 acres and lot sizes range from 0.10 acre to 1.72 acres, according to information from the city's planning and development department. Developable land was slightly more than 20 acres, parking lots take up 9 acres, streets and angle parking cover 8 acres, the promenade encompasses 3 acres and a walking area strip between Blue Harbor's water park and condos takes up slightly more than a half-acre.

The city needs to carefully scrutinize what it allows in the remaining lots, said Mike Leibham, a member of the city's Redevelopment Authority.

"It's critical that we really now take a look at what's left down there and we further define the development plan down there to give clarity and definition as to what we want down there, what we don't want down there and clarify a process by which developers or ideas get looked at and dealt with," Leibham said.

The Redevelopment Authority, Plan Commission, planning and development department and Architectural Review Board make the final decision on what's the right fit for the South Pier District, Perez said.

Plans for the amusement park are in the conceptual stage, but it would include a small roller coaster and an assortment of rides, Bartzen said.

Besides the rides, the park would also include a game area aimed at young children, said John Schwarz, Bartzen's partner.

"We think this would bring great enthusiasm and personality to the South Pier (District)," Schwarz said. "In the winter of course, the Ferris wheel wouldn't operate, but just having the lights on of the Ferris wheel would make it look vibrant. We think it would attract a lot of tourism."

Blue Harbor is in the preliminary stages of planning for an outdoor ice-skating rink, said Keith Moses, the resort's general manager.

"It's not only a tourist draw but it's also a local draw as well," Moses said. "Is it going to be like the skating rink in New York City? Probably not, but I'm hoping that it will at least have the ambiance of the South Pier (District)."

The skating rink would have a warming house that rents skates and offers refreshments, Moses said.

It would be a temporary ice-skating rink built this year using land that's not currently being developed, Perez said.

"Unless it develops into a real gold mine and a real desirable feature for South Pier (District) for the public, then somebody may want to talk about making it permanent," Perez said.

HARD ROCK PARK
Park Preview to Open

Attraction expected to boost flagging area

By Dawn Bryant
The Sun News
March 25, 2007

Starr Eckardt can't help but be curious about what's going on with the Hard Rock Park.
Her volunteer gig at Myrtle Beach Community Church gives her a front-row view of the dirt-pushing on the 140-acre site that's kept trucks roaring and beeping outside the church's glass doors since construction began last year.

But other than a lone Hard Rock Park sign off George Bishop Parkway, passersby likely wouldn't know the mounds of dirt and shells of a few tiny buildings are a major theme park in the making.

"Whatever they put there, I'm going," Eckardt said, adding she hopes the admission prices will be affordable. "I love roller coasters. Anything that spins you around real fast and makes you dizzy. I'm looking forward to it."

Future parkgoers, nearby residents and tourists will get their first glimpse of the world's first Hard Rock-branded theme park in late April, when a "preview center" opens. It will be in the park's office just off George Bishop Parkway, the old Bugle Boy building.
Meanwhile, park developers are keeping a tight lid on the details.

"Hang tight, give it a couple of weeks and you can come in and check it out [at the preview center]," said Becky Senkerik, the park's sales director. "The secrets will be revealed."

The $400 million theme park, the largest tourism project in the state, is on track to open as scheduled in April 2008, Senkerik said.

Behind the scenes, officials have started hiring for some of the 3,000 jobs the park will create and seeking tax credits from the state on ride purchases that could save the developers as much as $3 million.
Most of the hiring now is for administrative jobs. Hiring for the bulk of the park jobs won't start until late this year or in early 2008, said Steven Goodwin, the park's chief executive officer.

The park will have 40 attractions in six custom-designed zones, including an amphitheater for concerts, restaurants, stores and a children's play area.

It will tap Hard Rock's massive memorabilia collection to give the park the rock 'n' roll feel, and already has landed the The Magical Mystery Tour bus, a psychedelic relic that toted the Beatles around Liverpool in the 1967 flim by the same name.

Hard Rock, recently bought by the Seminole Tribe of Florida, is only lending its name to the project. Most of the park's funding came from private investors and by issuing bonds.
The park has added action to an area off U.S. 501 that needed new life. Known as Fantasy Harbour, the area has struggled to find its place as the once thriving Waccamaw Factory Shoppes lost their appeal.

Now, there's tons of activity as crews work on the park and the nearby Fantasy Harbour bridge over the Intracoastal Waterway.
The park will give more people a reason to come to the area, said Jennifer Willard, marketing manager at Medieval Times.
"We are very happy that something is happening," she said. "Before if you saw one or two people out here you knew they were either staying at Harbour Lights or going to Medieval Times."

The lineup of ride builders includes six big names in the industry that specialize in roller coasters, dark rides and other gadgets that have found homes in places such as Carowinds, Six Flags theme parks, malls, Universal Studios and other attractions around the world.

Among those on board are Bolliger & Mabillard, a Switzerland-based company that makes six different kinds of steel roller coasters; Premier Rides, a firm with headquarters in Millersville, Md., that has made rides for Six Flags parks, and Sally Corp. of Jacksonville, Fla., which specializes in dark rides and animatronics.

After years of uncertainty over whether the park would get the funding to be built, businesses in the area are happy to see action.

Sue Price, sales director at the Staybridge Suites next to the park, can't wait. The park has the potential to give the once struggling Fantasy Harbour area the jolt it needs, she said.

"It will benefit our business tremendously," she said. "We know it is happening."

Big Changes Coming To Cal Expo Water Park

CBS 13
March 25, 2007

SACRAMENTO--Mild temperatures mean summer's getting closer. The water park at Cal-Expo used to be a hot place to cool off but recently, it's been showing its years. Now, big changes are in the works.

The new attraction at Raging Waters is called Dragon's Den. You're on a raft, you shoot down through a high speed tube and into a crazy bowl, circling around and around a fog breathing dragon, all the while being sprayed by water jets before you finally fall into another chute and into a pool.

That's what they're building right now, and it's a good thing. The old park has been showing its age. Paint’s peeling into the pools and the old filters are struggling to keep the water clean. In general the place just looks tired and unkept.

Opening day is fast approaching. The ‘’Race for the Cure” will actually end at the water park giving thousands a chance to check out all the improvements.

It and the other new rides are expected to make this aging park hot once again.

The park opens May 13th. Entrance fees are about $30 for adults and $24 for children.
