I have booked here for the first time for the end of Sept. I'm so excited! Anyone have any advice or observations about this hotel?

If you have a Boardwalk view room, just be aware it may be noisy until later in the night because the area has a great nightlife to it. If you're on a higher floor it should be ok, but lower floors facing that area may be loud. Otherwise, it's a beautiful resort and in a great location. One of my all time favorites. I hope you enjoy it!

I have no real tips other than to enjoy the evening entrainment on the Boardwalk.
The hotel is beautiful and in a great location, a leisurely nighttime stroll back to the Boardwalk from Epcot is always a highlight of our stays in a boardwalk area resort.

It is tough to beat the location of the Boardwalk resort, especially if you enjoy time at EPCOT and DHS. But we have also found the resort to be a little louder at times than we care for. It's just a bit unusual, since most of the restaurants and bars around the resort are designed for late-night entertainment. It lends itself to be noisier at times. When we do stay, we prefer a room that's not over-looking the Boardwalk, but then you can lose some pretty nice views of the lake.

It also might sound a little weird, but we have some folks who travel with us who won't spend much time at their 'clown pool'! But they do offer a quiet pool instead, if you're not into clowns!

Just back from a stay at the Boardwalk (on the Villas side for the first time).

Great stay as in the past. Love strolling the Boardwalk area at night and a convenient area to dine at the Yacht or Beach Club. Tried the Ale & Compass at Yacht Club.

On the plus side, the walk to the Studios is now back to "normal" after the construction detour from late last year.

We stayed there a few years ago. I really liked it. The Boardwalk entertainment is a great way to end the evening. We stayed with two young kids and didn't have any issues with noise being a problem. I also very much enjoyed being able to walk to Studios and Epcot!

Boardwalk Villas is our home resort and we really enjoy the atmosphere and location. It is a nice walk or boat ride to Epcot or DHS. We stayed with a Boardwalk view the last trip in November and it wasn't loud at all; our room was on the top floor. It was really nice in the early morning or late evening to enjoy sitting on the balcony enjoying the view. If you want a quick serve continental breakfast you can go to the Belle Vue Lounge and they have coffee, tea, juice, muffins, bagels, fruit cup, cereal, yogurt, etc. The Boardwalk Bakery also has quick serve items throughout the day and the restaurants on the Boardwalk and across the way at The Beach Club are great.
