I am going to bank 26 pts from 2010 to 2011 next year. This will give me 376 pts to use 2011. We want to plan a trip for the summer of 2011 in a 3bedroom villa. Can I borrow from 2012 too or will I be paying cash for part of this?

When is your trip, and when is your use year. Without that info, nobody can answer the question...

Yes you would be able to do this. Once you are in the booking window you would be able to borrow from the 2012 use year.

Yes, you need to let us know this information because the answer right now is, it depends on both of those.

The short answer is that for a stay that requires more points than you receive in your use year, you can use banked points from the previous use year, current use year points, and borrowed points from the following use year.
